The Mooresville Planning Board on Thursday night recommended that town commissioners reject a development on Alcove Road that would include a four-story, 108-room hotel.
Planning Board members voted 9-0 to recommend against a rezoning that would allow Mooresville developer Rick Howard to build his 25-acre Alcove Commons just north of the nearly $1 billion LangTree Lake Norman mixed-use community. Howard was one of LangTree’s original developers.
Planning Board members said Alcove Commons doesn’t fit the proposed Village Center zoning, which in part says development should be on both sides of “major thoroughfares.”
Alcove is a narrow two-lane road that links Interstate 77 Exits 33 and 31 in Mooresville. LangTree Lake Norman and the international headquarters of Lowe’s, the home improvement retailer, are off Exit 31.
Alcove Commons also would include 61 townhomes, 58,519 square feet of commercial space and 33,788 square feet of office space on Alcove Road at Foundation Court.
Charles Templeton, one of five longtime nearby residents who spoke against the rezoning, said Howard’s project “is only going to serve as a bottleneck” for Templeton Road residents. The road has 340 single-family detached homes.
Traffic already backs up each school day morning at Alcove Road and Foundation Court, which leads into Lake Norman Charter Academy, residents said. The school is beside where Alcove Commons would be.
Templeton said the Planning Board’s vote helps ensure that whatever is done on the 25 acres “is done in a way that benefits the residents of Templeton Road, because we were here first.”
The Mooresville Board of Commissioners will hold a public hearing on the rezoning request at 6 p.m. Oct. 6.
